- Real Estate

• Residential

Whether you are planning to buy or sell a home, you have likely considered whether or not to use a real estate agent, and have made your decision based upon some cost-benefit analysis. You may also have wondered whether you should use St. Louis real estate lawyer to protect your interests, or even how a lawyer could help at all. There are a number of services your lawyer can offer you that an agent cannot.

• Commercial

We have represented and stepped into the shoes of the property owner, real estate developer, commercial tenant and investor. The stakes in commercial real estate are far too high to operate without experienced legal counsel.

If you are a commercial property owner or are thinking about purchasing income-producing properties, call us to discuss your business venture. We want you to succeed, and to do so with the peace of mind that comes with having legal counsel proactively looking out for your best interests throughout.

- Estate Planning

What does estate planning mean? Simply, it means helping you plan for the time when you may be unable to care for yourself, your family, or your affairs because of illness, disability or death. For your attorney, it often involves drafting wills, powers of attorney, healthcare directives (sometimes called "advanced directives" or "living wills"), and may involve setting up a trust or other non-probate or probate avoidance transfer of your assets. It can include representing personal representatives (sometimes called "executors"), trustees, beneficiaries and heirs.

As St. Louis estate planning attorneys we help you plan today for the uncertainties of tomorrow. It is our goal to make your experience as easy and straightforward as possible.

- Probate

Probate is the court-supervised process of transferring assets from a deceased person (the "Decedent") to their heirs or beneficiaries. If the decedent had a will, the people who inherit under the will are called "beneficiaries." If there is no will, the decedent's closest living relatives, their "heirs," are entitled to the property. The probate court is the court that handles these matters.

- Mediation

In Missouri, there is a Supreme Court Rule called Rule 17 that controls the training of mediators who are referred through the court system. Civil mediators who mediate most commercial and monetary disputes must get a minimum number of hours of approved training. Family law mediators require even more extensive training. Marc Jacob is a Rule-17 approved Mediator in the State of Missouri for civil matters.
