Demand for Compliance/Possession

A Demand for Compliance or Possession may be used after the Landlord has served the tenant with a Notice to Quit, Notice to Pay, or Notice of Lease Violation when the tenant has not complied.

The Eviction & Lease Notice includes all basic notices used by landlords and tenants during a tenancy or the termination of the lease. Notice of Intent to Vacate

A Notice of Intent to Vacate Premises is required when the Tenant (within a specified term) wants to give notice to the Landlord that the Tenant intends to vacate the Premises at the end of the Notice's scheduled period.

Notice of Lease Violation

A Notice of Lease Violation is served when a Tenant has failed to comply with the Landlord's rules or breached a term of the Lease. The Landlord executes notice upon the Tenant to remedy the violation within a specified period of time. The Landlord may also choose to terminate the Lease if the violation is not remedied OR to remedy the particular violation at the Tenant's expense.

Notice of Termination

A Notice of Termination is served when the Landlord desires to terminate a periodic tenancy (such as a month-to-month lease), or the Lease Agreement requires advance notice to the tenant for the termination of the Lease.

Notice to Quit

A Notice to Quit is used by a Landlord to terminate a Lease when the Tenant has: a. Failed to pay rent within the required time after it was due. b. Caused serious damage to any portions of the premises. c. Demonstrated any violent acts or made threats to the health or safety of other Tenants or guests on the premises. d. Performed or participated in illegal activities like prostitution, drug use or sales upon the premises.

Notice to Repair

A Notice to Repair is served upon the Landlord when the Tenant alleges that the Landlord is either breaching a term of the Lease or the state's legislation by not properly maintaining the premises.

Rent Increase Notice

A Notice of Rent Increase is utilized when a Landlord decides to increase the rent charged for any particular premises.
